Party Hotel

Since my last Blog on How it all began, back in Jan 2011, we have found that our larger format apartments have been generating a lot of interest.

Due to this Katie and I decided to expand our offer by opening two other large format standalone sites, both in the centre of Liverpool. The first is positioned on Button Street, which is a pedestrianised street just 10 yards from Whitechapel, which is one of the busiest Street’s in our City, so if you ever decide to come to Liverpool for it’s amazing shopping experience or even for it’s much coveted nightlife { Voted No1 in the U.K. for Nightlife on Trip Advisor} then this is the best place to stay for friend’s and family.

The second of our 2 developments is on Bold Street. Bold Street is 1 minutes walk from Concert square and about 3 minutes from the shopping centre. It is housed in stunning 18th Century building that was once a Bank, luckily for me this building has retained many of its original features and in turn I have respected and hopefully enhanced what it once was.

We not only provide a service that no other Accommodation provider can offer in the U.K, but we have actually created a living space that I hope you all find very appealing. We still feel very strongly that Hotel’s still occupy a very pompous position in regard to their guests in general, obviously this is not an attack on all Hotel’s, but when will they stop overcharging on WiFi, film’s and the scariest of them all the dreaded Mini Bar,

Here are some of our latest developments

We have named this apartment The New York Penthouse, as you can see it is a stunning space and can sleep up to 16 people. We have named each of the bedroom’s after different iconic area’s in New York, such as Liberty and Manhatten. With a 14 seater Dining table, Cinema room, double whirlpool bath and a plasma in every room. We believe their is no better accommodation in our city, infact the only other rival’s would be the apartment’s below, I will let you decide which one would be your favourite, as this is still the source of many a discussion in our head office.

This apartment is certainly quite different, it has a look and feel of a living space more akin to the 1950’s than present day and yet it has all that one would expect from a living area as beautiful as this  we have named this apartment the Masonic, the name was derived from the building which was built in 1810 for a group of Mason’s who formed a Bank in this building, the main Living room was once their Boardroom.

We have just one apartment that has to be finalised and that is the Iconic. This apartment will sleep up to 20 people, with 4 showers, a bathroom and 4 bedrooms. Each bedroom has been modelled on various Iconic Stars from the past, Lennon, Jim Morison, Marilyn Monro and Audrey Hepburn. each of these bedrooms will have video’s, book’s and pictures of the various Icons.

In all we will have created 5 large apartments sleeping from 12 to 20 people  increasing our offer from 108 beds with 14 apartments to 19 apartments with a total amount of beds of 156.

We have also agreed to build two more purpose built sites one on Mathew Street which will be next door to the Hard Day’s night and is part of the original Cavern Club and the other is in Manchester on Liverpool Road. The two combined units will generate another 180 beds.

Since the creation of Signature Living, Serviced Apartment’s in August of 2008, with just one apartment, which to this day is my personal favourite, as I built this apartment for my own use we call it The Fortune apartment.

We have progressed at a significant rate, far quicker than I would have ever imagined. I believe the main reason for such a significant expansion has been due to three main factors.

The first and the most obvious one is that as an accommodation provider, we are different, there are no other large City centre accommodation providers in our City.

The second is our high level of accommodation, what hotel can provide you with what we have to offer, from whirlpool bath’s to cinema room’s not to mention the amount of living space that we have to offer.

The third and most important, is our high level of service, we believe that we have achieved such a high ranking on Trip Advisor would be due to our team, we will always push the boundaries for our guests and they appreciate what we create for them, and have rewarded our team by giving them amazing reviews. We are now no2 in the U.K. with a 99.8 average, this is probably one of our greatest achievements considering there are 32,000 accommodation’s who are registered on Trip advisor. At signature we do not believe in selling apartment’s we believe in selling an experience and what City in the U.K. has a better city centre experience than liverpool unlike other cities such as Manchester or London, where everything is so fragmented, everything in liverpool is within such a short distance, therefore eradicating any need for taxi’s in our City.

Whatever we have achieved thus far could not have been contemplated  if it were not for Liverpool’s amazing resurgence, a City that was once deemed as run down and broken, can now only be described as a stunning example of what can be achieved, with our stunning architecture which is second to London and our amazingly warm Liverpool inhabitants, what better way to spend a short vacation than in the Centre of our City.

In total when we have finished our new apartment block we will have the facility to accommodate in Liverpool over 160 guests per night.

We believe that the growth of our business has in a large part been due to such platforms as Trip advisor, that allow would be guests the opportunity to actually see the truth given to them by people who have actually stayed at that accommodation and have took the time to share their view. If it was not for Trip advisor, or other such review sites, hotel group’s would be allowed to carry on with their very large P.R. machines making you believe that big is best. I’m sure you can see that Hotel’s would rather spend thousand’s of pound’s placing an advertisement in a glossy magazine to raise their profile than to go for the Signature way, at Signature we love the fact that it is our client’s who have recommended us to their friends due to the fact that we actually care about their whole experience of our City. We can give them so much more than just the confines of a small Hotel room. I believe Serviced apartments in Liverpool are helping raise the bar for service in our City. We even have 2 plasma t.v’s to each apartment so mum and dad can still have their privacy when the kids want to watch their own t.v. we can also supply a PS3 player with film’s and games.

Please note that our apartments tend to have younger guests of a weekend and although we do have a security guard who patrols the premises to ensure that there is no excess noise, it has been known for it to get a bit noisy.

Aintree races has now become the biggest event that our City has ever had, it literally takes over the City centre of Liverpool, I don’t believe I have ever seen a City so full of life, every nook and cranny is awash with people all with the sole purpose of having a great time, but even without the races, Liverpool has been long thought of as a great city to party in.

Please be advised there is no lift in the building, the location of this apartment is on the second floor requiring you to walk up two stair wells. Our concierge will carry all your luggage on arrival, and on departure. If any further help is required during your stay please ask as nothing is too much trouble.

When you are making your decision as to which Hotel you would like to stay in when you are coming to watch Liverpool.F.C. Hotels have become too secure in their position as the undisputed accommodation provider and as most of the Hotel groups are owned by large organisations or shareholders hell bent on beating last year’s figures, it sadly leaves their guest to foot the bill.

Hotels have taken the skill of taking what you thought was your final bill to a whole new level, there is always an extra cost for something that you have eaten or watched, at Signature living, films, wi-fi, bread, milk, butter, extra towels and even PS3 are all free of charge. When was the last time the Hotel of your choice greeted you with a free gift to show their appreciation for choosing their establishment over their competitors, when was the last time you were spoken to by anyone from their management team asking you how you were enjoying your stay. Hotels have become far too sterile in their approach, using their front desk as a conveyor belt of clients, and sadly with their brisk check in procedure they lose the only real opportunity that they have to spend a little time with you to explain about the treasures of their hotel and their City. They simply take your card swipe it and tell you how you can find your room. At Signature we take pride in our inductions taking every opportunity to befriend our customer, we believe the more knowledge that we can convey to our client the more they will enjoy their stay.

Serviced apartments in my view and judging by all the various views that are shared on Booking.com and Trip Advisor proves that it is a view that is shared by our guests, we have advantages such as, more space, a fully integrated kitchen giving you the flexibility to stay in and enjoy a home from home experience, our costs per person are so much lower. All in all we give you a much more flexible lower priced quality option.

The proof of how our clients measure our accommodation compared to Liverpool Hotel’s can be found on Trip Advisor which is the largest Hotel review website in the World, with over 40 million reviews, it is the largest website of its kind. You will always find the truth on this site, the reviews are written by you for you. For the first time as a result of Trip Advisor people can now judge a Hotel via a true source, it no longer matters how deep the corporations pockets run, the glamorous commercials should not be the deciding factor in your decision on where to stay, you now have review sites to help you make the right decision based on factual information.

Liverpool is a city very much on the up, in the last 5 years the amount of large corporate hotel beds have increased 5 fold, it would stand to reason that the Hotel groups would be positioned at the very top of hotel review websites, leaving the much smaller Apart Hotel operators languishing near the bottom after all they have all the money and experience. Amazingly this is not the case, Apart Hotel’s have secured the top 5 positions for accommodation in the city of Liverpool. Signature Living with over 120 reviews is currently running at 99.8% and yet the much larger players such as The Hilton are languishing far behind, as are other Liverpool Hotel’s with just 83%, which is around the Liverpool accommodation average. I have thought long and hard on this subject, how can Apart Hotels be so far ahead of their competition after all certainly the local operators such as Signature Living have only been trading for just 2 years and I certainly do not have the cash at my disposal like the corporations do. I believe Liverpool Hotels have become aloof, and sadly are now run by accountants, accommodation providers need to have contact with their clients, but contact costs money. Hotel groups are owned by large companies, who always need to drive up their profitability, they have opted to do this through any possible means, if you watch a film there’s a cost, you use their wi fi there’s a cost and so on.

The footprint for Signature Living was created from two trips I had gone on several years before. The first of my trips was a stag party in Newcastle with a large group of friend’s, needless to say we were far from organised and spent the night queuing out in the cold and the rain getting refused entry into the various clubs. We were all deflated and decided to walk back to our hotel in the middle of no where at the tender time of just 11.30pm.

I was getting very tired of how Hotel groups looked after their clients and it seemed to me the larger the Hotel group the worse the service. My job at that time was a clothing buyer and I was staying in Hotels all over the World and yet I was always concerned, when i received my final bill, I knew there would be something that I had eaten or watched that I assumed would have been part of the price. It seemed to me that all large Hotels had fell into the same awful trait and the trait was to extract as much extra cash over and above the room rate that they could. They even pride themselves on the average extra spend that they can attain from a client. It really hit home to me when I stayed in a Hotel in Amsterdam and to my amazement they had charged me 85 euro’s for 5 films, 30 euro’s for Wi-Fi and to cap it all 9 euro’s for a Kit Kat and a bottle of water.

It was then that I decided to create not only an Aparthotel that could provide our guest’s with un-rivalled service, with excellent accommodation, but it would also ensure that there were no hidden costs to our guests. The main issue was that I had to find a building that would suit large groups and families in the center of the city. I then set about selling my retail business and bought Victoria Street building, now known as Signature Living. The year was 2004 and for the next four and a half years I painstakingly designed and developed Signature Living it took me 4.5 years.

Our doors opened to our first guests on the 23rd August 2008 over the coming month’s we had to endure an aparthotel in the middle of Liverpool’s city centre without many guests at all, to say that these were worrying times would be an understatement, little wonder as we had no knowledge of the hotel industry at all. My wife’s background was in Human resources and mine was in running retail outlets and importing clothing. You couldn’t get any less connected or knowledgeable than we were, however what we did have was a belief that the Hotel industry had become very aloof and they were not allowing their guests the possibility to be befriended by them in anyway resulting in ever declining customer service and increasing bills. When was the last time a Hotel manager walked up to you and handed you their card allowing you full access to them? Why do you only ever see the Manager if you have a complaint and thats if you see them at all. Hotels simply do not do enough, and we knew that we could offer so much more.

I suppose this was the only attempt to a business plan that we possessed, we knew that there was a gap in the market and thankfully apart from the first 6 month’s I’d like to think that we have been moving in the right direction ever since.

Obviously we have been aided by the amazing resurgence of Liverpool as a city. In my view making it certainly the number one shopping destination in the North West and coupling that with its cultural heritage and the capital of culture award, not forgetting it’s night life and our architecture is second to London only. Liverpool certainly has a lot to get excited about.
